In the Transcripts of the Memorials of Deeds, Conveyances and Wills, this is found:
9 March 1715: William Rowntree of Sharcock, Co Cavan, Ireland and Charles Rowntree of Lattuan in the County of Monaghan, gent and Ann Rowntree present wife of the said William Rowntree. ...Whereas William Richardson of Legaccorry in the parish of Kilmore, County Armagh, Esquire his deed bearing date 29 October 1693 demised unto the said William Rowntree...a parcel of land of Milladry (120 acres by English measure) in the parish of Kilmore, Barony of Legaccory and Mullalebish, County Ardnagh (for) 41 years from 1 May 1691....William Rowntree in consideration of 5 shillings paid to him by the said Charles Rowntree and of a marriage already had and solemnized between him the said William Rowntree and the said Ann Rowntree his now wife. (much more information) William Richardson was the father of Ann Richardson who married William Rowntree in 1691.
Deed date 6 February 1715 endorsed on a lease dated 9 June 1709: William Fitzherbert of Nircock, parish of Kilham, Co. Cavan, Esq and Ann his wife to William Rowntree, formerly of Mulladry, parish of Kilmore, County Artdmagh and then of the said Shircock in County Cavan, yeoman, a proportion of land known by the name of Pole of Shinan adjoining to the said town or village of Shircock - 116 Irish acres set out by survey. 100 foot in breadth on the road leading to Dublin for 999 years. "The said William Rowntree for and in consideration of the natural love and affection which he did bear to his son William Rowntree of Sharcock, Co of Cavan, merchant...did grant this property to his son. One of the witnesses is Letice Rowntree, daughter to the grantor. Registered 12 March 1715.
1726-November 1: William Rowntree of Sharecock, Co. Cavan, gentleman did grant unto John Scott of Corronarsy, gent. all that parcel of land known by the name of the Pole of Shinan adj to the town of Shareock, otherwise called Drumskee, parish of Killor. 100 feet in breadth - 400 feet in breadth - granted to William Rowntree, father of the said William. 28 March 1727
In November 1727, William Rowntree of Sharcock, Co. Cavan, executed a mortgage to John Scot of Corronarry Co. Cavan for the Pole of Shinan. 170 pounds sterling. By 1 May 1728, William Rowntree, the redemption had increased to 200 pounds sterling. It appears to me that William Rowntree, son of William Rowntree and Ann Richardson Rowntree lost the Pole of Shinan for non payment of this mortgage.

Currently the distance from Mulladry Road (Mulladry is a townland) County Armagh to Sharcock, County Cavan is 37.9 miles. Interestingly people surnamed Rowntree are recorded as being in Mulladry up into the 20th Century.

Search on https://cavantownlands.com/shercock-parish/ There you can see that they are not in the Tithe Applotments or in Griffiths Valuation (1847-1864) either, Adams by then is the landlord for Shinan. Fitzherbert is mentioned in 1652
You may have visited the Registry of Deeds and obtained your above information, if not, is is well worth the visit. ----Attached to this reply is the original probate index book naming William Rowntree and several others from various Irish counties. There are two facing pages to the index book. William Rowntree is the 4th entry up from the bottom of the left-hand page.
This next index shows that William’s wife was Elinor, of Sharcock, and that the date of the probate was 10 May 1735.

Also attached is an Ordnance Survey Map in colour from circa 1840 showing the location of Shercock and Shinan in County Cavan. The map is from the free GeoHive website. The landmarks on the map for Shercock, beginning from the north are the Market Ho.; Police Station; Post Office; Church; and the School Ho. The church refers to Church of Ireland.
Just to the west of Shercock is the Muddy Lough, and to the left of Muddy Lough are the School Ho.; Shinan Ho; and the Shinan Lough.
The same Ordnance Survey Map with the townland of Shercock magnified is also attached.
Though the map is not from the 18th century, it does give a snapshot of what Shercock and Shinan looked like 100 years after William Rowntree died in 1735.
